MAINTENANCE TIPS

Tenants, before calling in a maintenance request, check to see if you can determine the cause of the problem you are experiencing and if you can solve it from the list below prior to submitting your maintenance request.

Below are some common problems that are easily solvable without submitting a maintenance request.

AIR CONDITIONING IS NOT WORKING

Check ALL circuit breakers. Often during hot weather or if a circuit breaker overloads, it will trip off the circuit breaker. 

A tripped circuit breaker is often difficult to see, and it could appear that it is not. 

Therefore, you must turn the breaker all the way off and then turn the breaker all the way on. 

If you do not turn the circuit breaker all the way off, it does not “reset” itself to correct the problem. This may break the disposal loose and allow it to work. If this does not work, please proceed with submitting your maintenance request.

Special Note: Lack of air conditioning is NOT considered an emergency.

GARBAGE DISPOSAL IS NOT WORKING

Check underneath on the disposal unit and push the reset button. If something is stuck and the blades do not turn, try using an allen wrench in the opening on the bottom of the unit (inside the cabinet) to turn the blades.

This may break the disposal loose and allow it to work. If this does not work, please proceed with submitting your maintenance request.

Special Note: NEVER put your hands into the disposal.

ELECTRICITY IS NOT WORKING IN PART OF HOUSE

Check for the GFCI plug, which is usually located in the kitchen, bathroom, garage, or patio. Reset the GFCI plug and most likely, it will restart the electrical.

Sometimes there is more than one GFCI so it is a good idea to check around the house until you find the receptacle that is tripped. If this does not work, please proceed with submitting your maintenance request.

Special Note: There may not be GFCI plus in homes built before 1970.

Check all the appliances to see if too many appliances are running such as irons, microwaves, toasters, curling irons, computers, printers, blow dryers, etc…and are causing an overload.

CIRCUIT BREAKERS KEEP GOING OFF

First, check the batteries. If a new battery does not work, submit a maintenance request immediately.

Remember, tenants are responsible for the replacement of batteries. It is important to replace batteries and NOT disconnect the smoke alarm.

Smoke alarms are for safety and are very important to check regularly to make sure they are working.
